Michael Woods 28 November 2006 Dear Mr Woods, I am writing to inform you that I am giving valid Notice to Quit with regards to the above property, 179 Laleham Road, Staines, TW18 2NR in which you are currently a tenant. I believe that I am required to provide you with 2 months notice legally, therefore the date by which I expect you to be no longer in the property is Monday 29th January 2007. Your rent of £400.00 will continue to be due on the following respective dates for the remainder of your tenancy in the property. 20th December and 20th January 2007. The arrears payment will continue to be £100.00 As of 28.11.06 I have yet to receive payment for November 06, I hope this is merely an oversight, and that this will be rectified immediately. Any delay in payment will be used to support a submission to the County Court in the event that you fail to vacate the property on the date stated in paragraph 1. I have liaised with Sam King from the Strategic Directorate (Housing Options) of Spelthorne Borough Council, and she will be copied in on any further correspondence between me as the landlord and you as the tenant. I fully intend to follow the letter of the law with regards to the conclusion of this matter, and in no way will I deprive you of your rights in accordance of the Protection from Eviction Act. My only request is that you respect my rights as the landlord and current owner of the property in resolution of this matter, and also maintain the property to the expected standards. I must reiterate that I am fully aware of my rights legally in this matter, and am fully prepared to seek resolution through the courts if that remains the only option open to me, with reference to the notice date stated in paragraph 1.
I would be most grateful if you could confirm receipt of this letter its contents, and your next course of action.
Yours sincerely,
Mr David Mbaziira cc Sam King |
